Understanding your rate notice

Rating category

Each property is allocated a rating category based on its use and land value. Land values are determined by the NSW Valuer General. The categories of land are farmland, residential, mining and business.

Rate notice charges

Your rate notice includes charges for:

1. Ordinary Rates

This compulsory charge funds basic council services and is determined by your property’s rating category.

Factors that affect the amount of ordinary rates you will pay are:

  • The rating category of your property (either farmland, residential, mining or business) is listed on your annual rates notice. If you believe your property’s category is incorrect, please contact council’s revenue staff for assistance.
  • Rate pegging limits annual increases in rate revenue by council.

2. Water Access Charge

This is an annual fixed fee for connection to, or ability to connect to, council’s water supply system, covering water asset replacement and operational costs. Consumption charges (water rates) are billed separately on your water bill.

3. Domestic Waste Management Service Charge

This charge covers the cost of collection, disposal and processing of solid waste, organics and recyclables from your property. This charge is separate from ordinary rates due to legal requirements under the Local Government Act.
