Supply of Caravan Park Cabins, Darlington Point Caravan Park

Introduction

Murrumbidgee Council operates a caravan park on Lot 62 DP 751688 Bridge Street Darlington Point in NSW.

Council is seeking tenders from cabin manufacturers to supply 10 new standalone cabins to replace cabins destroyed in floods in 2022. The new cabins will be placed on steel frames by Council allowing vehicles to be parked underneath them, which will also place the cabins above the flood level height.

Scope of works

Cabins are to be supplied in accordance with the following specifications:

  • All cabins are to contain a bedroom/s, a bath room with basin and shower, a separate WC and a combined kitchen living area and external balcony with entrance into the living area from the balcony.
  • The cabins are to comply with the requirements of Division 4 of Part 2 of the Local Government (Manufactured Home Estates, Caravan Parks, Camping Grounds and Moveable Dwellings) Regulation 2021.
  • Five cabins are to have 2 bedrooms and are to be generally between 11m to 12m long x 5m to 6m wide x a minimum ceiling height of 2.4m.
  • Four cabins are to be 1 bedroom and are to be generally 10m long x 5m wide x ceiling height of 2.4m.
  • One cabin is to be a one bedroom accessible compliant unit on a sub-frame attached to wheels and tow point that will permit it to be relocated in the event of potential flooding events. Access stairs to this unit are not included in this tender.
  • All other cabins are to be on Duragal steel sub-frames, or similar, suitable to be placed on a steel support structure to permit them to be elevated above ground. Steel support structures and access stairs are not included in this tender.
  • The width of the balcony is to be a minimum of 2m.
  • The floor area of bathrooms in all cabins containing the shower is to be a minimum of 2.8m2.
  • The floor area of the separate WC is to be a minimum of 1.1m2 and a minimum width of 0.8m.
  • Generally all units are to have as a minimum:
    • a 5 Star Energy Rating
    • a minimum BAL rating of 29
    • 12o degree gable roof
    • Colourbond wall and roof cladding
    • Powder coated aluminium window frames with fly screens
    • Lockable glass sliding door from balcony into the unit
    • Hardwood timber floor to balcony
    • Balcony is to have a stainless steel balustrade barrier of a minimum 1m high to prevent falls around 3 sides (fourth side to be open to permit attachment of stairs by others) with stainless steel cable at a maximum spacing of 125mm.
    • Flat painted plasterboard internal wall and ceiling linings and architraves
    • Painted interior doors
    • LED downlights throughout
    • Heavy duty floor with carpet in the bedrooms and vinyl in living/kitchen, bathroom and WC.
    • Smoke detector
    • TV connection, USB port, and power points in each room (bathroom power point to be above basin) (other than WC)
    • Power connection via a single junction box
    • Gallery style kitchen layout with laminate kitchen tops with full splashback along kitchen bench
    • Single bowl stainless steel kitchen bowl sink with flick mixer
    • Ceiling fan in kitchen/living room and bedrooms
    • Ceiling exhaust fan wired to light switch in the bathroom
    • Full height moulded fibre glass shower
    • Hinged shower door
    • Flick water mixer in shower and to vanity basin
    • Ceramic vanity basin in bathroom with laminated bench top with mirror above basin
    • Rinnai external instantaneous hot water system
    • Double glazed windows
    • Under bench electric oven
  • Scope of works is not limited to other options. Please list the product and provisional costs. Council is only working on standard fittings and fixtures, however there may be occasions where an upgrade is warranted.
  • Council is flexible on the design of the floor plan and will consider options.
  • The tender is to include a separate cost of delivery to the site and unloading to ground level. Council may decide to arrange delivery separately.
  • The tender is nominate the cost per unit.
